Two plumbers removing an old hot water tank

Which system suits your building?

Your choice comes down to the fuel you have and where the heater can go. We fit and repair each type:

  • Electric storage: a tank with an element, the simplest like-for-like swap.
  • Instant electric: no tank at all, heats as you draw, fits a small cupboard.
  • Gas storage: recovers quickly, needs a gas supply and air around it.
  • Continuous-flow gas: fires up when a tap opens, sized to how many outlets run at once.
  • Heat pump: the efficient electric option, covered on our heat pump hot water page.
  • Solar: panels on the roof, with gas or electric boosting.

On The Hill, salt matters too. The suburb faces the Tasman from high ground, and a heater standing outdoors on the ocean side corrodes sooner than one sheltered inside.

How do you know the cylinder is finished?

A flooded cupboard or stone-cold taps are hard to miss. The slower signs of a tank near its end:

  • Rusty or discoloured water from the hot taps
  • The unit runs out of hot water much faster than it used to
  • Rumbling or popping noises from sediment buildup
  • Water pooling under or around the tank
  • A unit past its service life with a repair quote approaching replacement cost

Fix it if the part is a valve, element or thermostat and the tank is sound. Once the tank itself is rusting through, we recommend replacing it and show you why.

What drives the price?

"Not only all of that but the job came in right on quote." Steve

Four things set a hot water price:

  • Which heater Swapping electric for electric costs least to fit; a heat pump or continuous-flow unit costs more now and less each quarter.
  • Where it sits Stairwell landings and balcony cupboards take longer to work in than a garage.
  • Old pipe A rusted galvanised feed to the heater may need renewing at the same time.
  • Timing A heater that quits at 10pm is priced at the after-hours rate.

The invoice then matches what you approved, as one customer noted:

Old plant in awkward places

Heaters of every age

Converted buildings and grand old homes on this ridge hold water heaters from many different decades, some tucked into stairwells or onto balconies with little room to work. Of the 963 dwellings counted at the last census, 61.3 per cent were flats.

Rusty risers in terraces

Heritage terraces never fully replumbed can still have galvanised pipes carrying water upstairs, and rust inside them cuts top-floor pressure. Strong flow downstairs with a weak shower upstairs points to the pipe.

Steep streets, few parks

Moving a big tank up these slopes takes planning and a trolley, and parking near the door is scarce.

From the first ring to a hot shower

Repair or new heater, the job runs like this:

  1. 01

    Ring or send the form

Call (02) 4063 1093 or use the form to explain the fault. We ask enough to bring the right equipment the first time.

  2. 02

    A fixed price first

A plumber inspects the job and names a fixed figure up front. Nothing gets started until you give the go-ahead.

  3. 03

    Fix or fit

We swap the faulty part, or remove the old tank and connect the new heater, then fill it, check for leaks and run it to temperature.

  4. 04

    Covered for a year

Every job carries our 365-day warranty on all work. If something we did isn't right, ring the same number.

When We're Not the Right Call

If the off-peak circuit keeps tripping or the switchboard can't take a new heater, you need an electrician for that part. A solar panel frame that has come loose from the roof needs a roofer before we reconnect the pipes.

Hot water questions from The Hill

Can you install a heat pump hot water system in The Hill?

Yes. A heat pump works for a flat or terrace with no gas, and it costs less to run than the electric tank it replaces. Our heat pump page explains sizing and where the outdoor unit can go.

My top-floor shower has gone weak. Is the hot water system dying?

Not necessarily. Some multi-storey terraces still have galvanised water pipes rising through the walls, and rust inside them throttles the top floor long before the heater fails. We test the heater and the pipe one at a time, so you only pay to fix the one at fault.

What happens to our hot water while a replacement is on order?

Ask for a temporary tank when you book. We connect it so you have hot showers until the new heater arrives, then take it away on installation day.

Do you handle hot water work in strata buildings?

Yes. For a heater serving several units, the building manager lets us into the plant cupboard or roof space. Occupants are warned before the hot water goes off, and the strata file gets pictures of the old and new heater with a line-by-line bill.
